However, challenges remain. Alexandria, a major player in life sciences real estate, reported a $73.7 million loss in Q2 with income down 10%. Despite a general optimism among landlords, many feel benefits are not reaching them yet. National vacancy was 26% at the end of Q2, with top markets around 29.8%. Chicago and NYC still face high vacancy rates of 51.3% and 33.8%, respectively, though the Research Triangle shows signs of health at 19.7%.
While onshoring of biomanufacturing continues to attract investment—such as Bristol Myers Squibb’s $3.2 billion commitment in Houston—overall announcements have slowed. Newmark cautions about rising global competition, particularly from Asia, and tariffs may affect the attractiveness of U.S. manufacturing.
In data center financing, there is growing caution. Morgan Stanley noted a widening gap between hyperscalers and smaller developers, with total capital expenditure expected to rise by 57% year-over-year by 2027. However, lenders are becoming more selective, leading to wider spreads on debt.
U.S. retail sales fell in July, marking a disappointing end to a busy summer. Upcoming earnings reports from Target and Walmart may provide insights into consumer confidence. On a positive note, reduced spending could help lower inflation. Interest in air filtration has increased following the Canadian wildfires, as tenants seek healthier indoor environments.
Wells Fargo maintains a positive outlook for commercial real estate, highlighting resilience despite challenges like elevated vacancy rates. Sales volumes increased 23% in the first half of the year, and tenant activity remains strong. Their prediction suggests that market fundamentals will balance out soon.
